- Enter your search address in the county tax assessor’s website. Pull up the property report.
- On your property report, items to note are, owner name and address, sales date and amount, & Tax ID number. Next you want to make note of the deed book and page of the last sale and what type transaction, Quit Claim Deed, warranty Deed etc. Check the LLC’s through the Secretary of State to see who the actual principals are for the buyer and seller.
- A lot of agents want to know what the mortgage amount was. The only thing you can find is the mortgage date, amount and end date, the lender and his address. This information is only a guide. In GSCCA you would look up the warranty Deed and usually the Security Deed follows. The mortgage amount is usually on the second page and will tell you this information. You can’t print in GSCCA so you will need to write all this information down.
- The things you are looking for in a warranty deed are owner, sales date and amount. The signature page is usually followed by the Legal Description.
- On a Security Deed you are looking for the person who signed the deed.
- Once you have a contact you need to determine whether it is an individual or a company, the mailing address for the owner should help determine this.
- For a company you can use ZoomInfo (AIS System) or the company’s website for contact information. For an individual use WhitePages Premium to look up contact information
